Modern Roof Leak Detection Technique

One of the worst things that can happen to a building is springing a leak. Once a building’s roof starts leaking finding and fixing the problem can be very difficult. The damage that is done to a building when its roof springs a leak should not be underestimated. A lot of damage can be done before anyone realizes that there is a problem.

In the past, tracking down the root of the problem was a bit hit and miss. The roofing company engineer’s would have only his eyes and ears to help them to find the point on the roof where water was getting in. More often than not, they would find only one of the problem areas and have to be called back a few months later to complete the job. Today, roofers have access to modern tools and gadgets that allow them to track down exactly where the problem is.

Thermal imaging

Using a thermal imaging camera a roofer can quickly work out where the leak is. Roofers also use cameras to map out the roof to make sure that every part is examined for signs of water ingress. Some roofers use smoke to help them to establish if seams are degrading. For large commercial roofs, flooding is used to find the tiny leaks that many large flat roofs have. Detecting and fixing these leaks early is important. It stops these small pinprick leaks developing into full-blown tears and holes.
